Johns Pass
Johns Pass is a large-scale mixed-use waterfront concept developed for Sunrise Holdings of Clearwater on a site at Treasure Island, Florida. Architecture BP provided conceptual design and entitlement services for a 789,000 square foot program spanning three residential buildings totaling 390 units and 474,000 square feet, four restaurant buildings totaling 25,000 square feet, and a 583-space, 150,000 square foot parking structure — all organized across a six-story development at 12754 Kingfish Drive.
The program takes advantage of the Johns Pass corridor's position as one of the Gulf Coast's most active waterfront destinations, layering residential density with dining and public-facing commercial uses to create a development that activates the water's edge at multiple scales. The residential component is distributed across three buildings to break down the massing and allow views and breezes to penetrate the site, while the restaurant cluster anchors the ground floor with uses that draw both residents and visitors.
Johns Pass reflects the firm's experience navigating the entitlement complexity inherent to high-density waterfront development in Florida — balancing program ambition with the regulatory realities of coastal construction to establish a viable path for a project of this scale.
