Holiday Isle Marina
Holiday Isle Marina is a mixed-use waterfront development concept for Madeira Beach, Florida, designed for The Holten Companies on a site at 555 150th Avenue. The program combines a 272-unit hotel, 68 residential condominium units, a 200-seat restaurant, a dockmaster building, and 164 boat slips — creating a seven-story, 340-unit destination at the intersection of hospitality, residential living, and recreational boating.
The design integrates the full complexity of a marina-anchored mixed-use program into a cohesive waterfront composition. Hotel and condo towers share a common podium that steps down to the water's edge, with retail and dining activating the ground floor and marina-level promenades connecting guests and residents to the slips below. A 525-space parking structure is woven into the base of the development to support the density of the program without disrupting the pedestrian experience along the waterfront.
At 204,547 gross square feet across seven stories, Holiday Isle Marina reflects a considered approach to waterfront intensification — one that balances the scale needed to make a destination marina viable with the relationship to the water and the surrounding beach community that makes such a project worth building.
